Master Planning

At the start of the project, the client provides the Consultant with the Clients Brief.

The Client’s Brief shall include the following

  • The Client’s Business Plan
  • Initial Real Estate Market Research Study

The Consultant will assist the client in testing the Client’s Brief by applying its proposed land and floor use quantum against the physical characteristics, regulatory and technical requirements imposed on the particular site.

In order to perform this task, the Client shall provide the consultant with the following scaled plans.

  • Location Plan showing Site and it’s surroundings
  • Current Survey Plan showing Site Boundary (from the land authorities)
  • Current Land Ownership Plan (from the land authorities)
  • Current Topographical/Contour Plan
  • Existing Land Use Plan
  • Current approved Proposed Land Use Plan (from the planning authorities)
  • Current Urban Design Plan (from the planning authorities)
  • Existing Transportation Plan (from the planning authorities)

The Consultant will compile and analyze the information and data obtained from the existing and proposed plans and data provided by the Client, and prepare a base plan for the Consultant’s working purposes. Based on the Client’s Brief, the Consultant will design and formulate the Land use Plan to test the Client’s Brief against the site in terms of :

  • Overall concept
  • Physical feasibility and congruity
  • Carrying capacity of the site; and
  • Known official constraints, guidelines and controls

Based on the comments from the Client on the Land use Plan, the Consultant will work on revision or refinement to the Client’s Brief whichever is necessary to develop the Conceptual Master Plan in coordinating with appointed Architect. The deliverables for Master Plan, in the form of hard copies, shall include one copy each of the following;

  • Proposed Land Use Plan
  • Land Use Quantum Table
  • Proposed Vehicular Parking
  • Proposed Pedestrian Circulation Plan
  • Proposed Open Space & Pedestrian Circulation Plan
  • Proposed Landscape Concept Plan
  • Development Phasing Plan
  • Development Regulations
  • Based on the approved Master Plan, a conceptual infrastructure and utilities plan will be generated for:
    • Roads
    • Drainage system
    • Water supply and distribution system
    • Sewerage supply
    • Telecommunication facilities
    • Rain water harvesting system
    • Security System
    • Landscape irrigation system
    • Solid waste management system

The Concept for infrastructure for all the above and any other such infrastructure will be broadly based on the details such as

  • Requirement of the development
  • Nearest available source for the respective Infrastructure Component
  • Assess the method of getting the component to development site
  • Assess the short fall (if any)
  • Suggest alternative sources
